  Construction Rules  
 
Outer Walls:
Any type of brick is allowed (hollow, ceramic, regular, concrete). Industrialized homes only accepted with C.A.T certificate.

Roof:
Spanish, French or any color tiles. Sheet plate roof not allowed. The roof must have a minimum slope of 35%. A project with a flat roof is presented as an exception and depends on being approved by the Gated Community Committee.



Building Surface:
The building surface cannot be less than 150sqm.

Obligatory retirement:
Front retirement: 5,00 ml.
Lateral retirement: 3,15 ml.
Back retirement: 5,00 ml.

Population Density:
100 inhabitants per hectare

Maximum building altitude:
The maximum building altitude is 7 mt. The distance from the building to the land division line cannot be less than 60% of the building altitude (minimum 3.15 mts).

Restrictions:
The owners are not allowed to give the building any use other than family home. Land division is forbidden. Enclosures cannot be built over the land limits, only living fences up to 1.80mts altitude. Private service areas such as a laundry should be concealed with shrubs or living fences.
It’s a must for owners to have grass in the portions of land with no building and keep it tidy. The trees planted once the land setting is done can’ t be at a distance less than 1.50mts from the limit.

Temporary buildings:
Temporary buildings such as BBQ areas, storage areas or camps are not allowed. Project approval:
All projects must be approved by Architects Flavio Stacul and Rodolfo Frolik.

Infrastructure
The only service in charge of the owner is gas provision (GLP packed).
The stock tank must have a storage capacity of 2m3 and should be installed underground in the front retirement. Water
Valle Escondido guarantees the provision of drinking water up to 2.000/2.500 liters per day.

Building period
During the building period the area must have a green color perimeter fence with a minimum altitude of 1.80 mts and a toilette in the same color.
